Job Description


The overall purpose of this position is to manage and oversee the warehouse and tool inventory for jobsites.  The person in this position must support building long-term and loyal customer relationships by supporting field operations and customer’s needs. Supports and follows the core values of AOI.


  • Builds long-term and loyal customer relationships by identifying solutions to meet field superintendent and customer’s needs.
  • Determines processes for overall warehouse management and tool delivery to include tool tracking, checkout, layout of stockroom, warehouse and other storage areas, considering turnover, size, weight and related factors of items stored.
  • Care for and preservation of items received, stored, and shipped; determine methods and use of equipment in handling, storing, maintaining, and shipping items. Load shipments and deliver as needed for projects and supervisors.
  • Manages warehouse tracking system to track tool cost factors, job costing/billing and budget used for planning, organizing, and inventory management, tool depreciation and tool retirement.  Works with accounting to provide reporting and project information.
  • Responsible for identifying, contacting and selecting vendors for tool rental and determining cost effectiveness combined with durability and function.
  • Prepares and/or directs preparation of work orders, tool and equipment tagging, pulling and staging for pick-up, receipt and return of incoming tools in a manner to ensure tools are well maintained, in good working order and safety procedures are followed.
  • Identifies potential delays for deliveries and takes appropriate actions to communicate and stay on schedule.  Keeps project field teams well-informed.  Listens and fosters a problem-solving approach to issues.
  • Oversees and manages warehouse assistant, driver(s) and temporary worker(s) supporting the warehouse to ensure productive and efficient support to the field operations ensuring the scope of work is clearly defined. Trains and educates direct staff on procedures and technology tools as appropriate.  Coordinates delivery and pick-up of products.
  • Supervises and makes hiring and assignment decisions, overall direction, coordination, and performance evaluation of employees involved in warehouse.  May need to coordinate performance information to Field Operations Manager regarding temporary worker(s).
  • Adheres to all safety procedures and promotes a positive attitude toward safety and culture.
  • Other duties as assigned to support field operations, furniture warehouse, facility maintenance needs and customer needs.        



  • High school diploma or general education degree (GED); and six months related experience and/or training; or equivalent combination of education and experience required.
  • Knowledge and experience using supervisory and time management skills required.
  • Knowledge of construction tools and equipment strongly preferred.
  • Knowledge of personal computers and work experience with spreadsheets and/or databases.  Excel and Tool Watch preferred.



  • Valid Nebraska or Iowa Driver’s License without major moving violations.
  • DOT Medical Examiner’s Certificate.
  • First Aid/CPR Certified required or ability to obtain within 6 months.
  • Knowledge of safe working practices. (10 Hour OSHA Certification preferred).



  • Excellent organization and communication skills required.
  • Ability to handle multiple and simultaneous requests/projects/tasks.
  • Ability to work with a variety of personalities in a professional and accommodating manner.        Ability to be flexible.
  • Ability to do “whatever it takes” to support the construction and furniture teams.
  • Must be dependable and reliable with an ability to be honest and work with integrity when supporting the AOI teams.
  • Ability to safely operate a table saw, snowblower, and general maintenance tools preferred.
  • Ability to identify when building maintenance needs to be completed.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively to suppliers, vendors, or employees of organization.
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
  • Ability to deal with problems involving several concrete variables in standardized situations.         Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited or no standardization exists.
  • Ability to safely operate a motor vehicle and knowledge of the Omaha Metro area.
