The Commercial Property Manager is responsible for the day-to-day operation of a portfolio of office, industrial, and retail. Responsibilities involve the full range of property management functions, including, but not limited to, budget preparation and financial performance, building operations, facility maintenance and repair, tenant relations, and project management.

Job Duties (Essential Functions)

  • Develops and maintains strategies for promoting excellent tenant relations resulting in the continued success of each property through the renewal of existing leases at market rents. 
  • Monitors tenant activities for compliance with lease terms and applicable security requirements; enforces building operating rules and regulations, including use of parking and other common areas.
  • Receives and takes action on all tenant work orders and service requests from assigned buildings.
  • Conducts periodic inspections of assigned buildings and associated grounds, visiting each building bi-weekly and preparing a written report at least monthly. Initiates action to correct janitorial and maintenance deficiencies noted during routine inspections.
  • Determines specific service contract requirements in assigned functional areas, including but not limited to: janitorial, refuse collection, window washing, parking lot maintenance, pest control, elevator maintenance, landscaping and grounds maintenance, building access control, security, and snow removal.
  • Develops scope of work, solicits bids, evaluates proposals, and monitors contractor performance. Periodically reviews performance specifications and recommends modifications for subsequent contracts.
  • Reviews monthly tenant receivables and monthly reports of overdue accounts and initiates action to collect overdue payments from tenants.
  • Develops annual operating budgets, including capital expenditures, for assigned buildings
  • Processes, monitors and approves property payables
  • Prepares timely and accurate monthly budget variance reports, as well as other financial reporting required by the client.
  • Identifies insurable risks and recommends and monitors insurance coverages.
  • Oversees operation of building systems, supervise employees, or monitors contractors who perform routine maintenance and repair work.
  • Oversees planning and construction of tenant improvements.
  • Ensures compliance with government and environmental regulations.
  • Assists leasing agents in marketing vacant space.
  • Performs such other duties as may be directed by appropriate authority. 

Job Qualifications

  • 3+ years’ experience in commercial property management
  • Certifications - CPM Desirable
  • Real Estate Experience is a plus!
  • Physical ability to climb ladders and inspect varied properties.
  • Special Skills - Familiarity with computer with proficiency in Microsoft Word, Excel; Outlook; good oral and written communication essential.
