Coordinate and plan the routine and non-routine maintenance requirements of assigned zone. Perform ordinary and difficult repairs to interior and exterior of structures, equipment and mechanical systems. Perform general cleaning of shops and offices; and general cleaning of apartments being prepared for rental. Perform general maintenance and upkeep of grounds. Provide supervision and training to assigned maintenance staff. Work with Zone Manager to ensure vacant unit turn-around process meets goals set.
Perform ordinary and difficult repairs to interior of structures, equipment and mechanical systems.
Conduct and train staff on monthly preventative maintenance inspections for REAC and Risk management purpose in order to raise REAC scores. Responsible for making sure the zone obtains the REAC benchmark.
Responsible for generating work orders and tracking inventory used in completion of work orders.
Responsible for monitoring open work orders ensuring that all work orders are accounted for.
Responsible for purchasing, inventory and preparing annual inventory reports.
Responsible for making sure that the zone meets the benchmarks set for emergency/non-emergency work orders.
Conduct unit inspection for needed maintenance, turnover expense, housekeeping, and pest control.
Schedule maintenance staff daily to ensure work load in zone is completed to ensure that the zone goals are met.
Monitor maintenance expenses in zone in order to stay within budget and assist with monthly variance reports.
Repair and/or replace plumbing fixtures, including water heaters.
Repair interior electrical systems including replacement of switches, outlets, wall plates, fuses, breakers, etc.
Repairs and/or replaces doors, windows, locks, floor tile, door and window frames, window screens, shelving, cabinets, counter tops, etc.
Repair interior and exterior structural damages (i.e., holes in walls, ceiling, damaged floors, cracked foundation, missing roof shingles, siding, etc.).
Unplug plumbing fixtures, interior drains and main sewer lines.
Repairs and performs preventative maintenance to OHA – furnished appliances (ranges and refrigerators) and equipment (furnaces and air conditions). Instruct residents in proper care and use of equipment.
Monitor contractors to ensure work is acceptable.
Maintain frequent contact with zone manager office daily to obtain additional work order requests. Daily contact with residents.
Maintain vehicle log when OHA vehicle is used.
Monitor maintenance and repair of vehicles assigned to the zone.
Must be familiar with Uniform Physical Conditions Standards and ensure property is maintained in accordance with those standards.
Ensure that the property grounds are clean and kept free of debris and litter.
Landscaping which may include mulching, seeding, and re-seeding, fertilizing, weeding, planting, pruning, trimming, and digging of grounds.
Assist with snow removal at properties in assigned zone.
Safety practices must be followed at all times to prevent cuts from sharp metal, burns from soldering and welding, falls from ladders and scaffolds, and damage to hearing from harmful noise.
Operate all vehicles, tools, lawn care equipment and machinery safely and in accordance with policies and applicable OSHA standards.
Employees must wear work boots and OHA issued uniforms.
Regular and predictable attendance is required.
Will assist with special projects.
Will work weekends, evening hours or shift work as needed.
Will be required to respond to emergency calls 24 hours per day on a rotation basis.
Other duties as assigned.
High school graduate (or equivalent) and skilled-trade journeyman status from accredited building trades program desired. Experience in apartment or facility maintenance desired. Experience in public housing maintenance and supervision of employees is preferred.
Must be able to communicate effectively, and be tactful in responding to residents who may be frustrated and demanding.
Ability to understand oral and written work assignments. Ability to complete assignments with minimal supervision.
Must possess and maintain a valid motor vehicle license and have a good driving record. Must be insurable under the OHA Auto Insurance Policy.
