    Description

    Purpose of Position:

    Oversee the maintenance department and ensure the Nebraska Humane Society (NHS) facilities are kept in a safe and acceptable condition in regard to function, appearance and environmental compliance.

    Title: Director of Facilities

    Departments: Maintenance

    This position reports to: VP of Shelter Operations

    This position supervises: Facilities Maintenance positions

    Hours: Full-time; 40 hours/week Monday-Friday 8:00am-5:00pm (evenings/weekends may be required)

    Essential Duties and Responsibilities

    This position description in no way states or implies that these are the only duties to be performed by the employee occupying this position.     Hire, train, coach and discipline maintenance staff members

    • Consistently monitor all aspects of the facilities and grounds and ensure both are in excellent condition and meet OSHA requirements

    • Create and maintain preventative maintenance plans and ensure maintenance s completed as needed

    • Perform general building and grounds maintenance

    • Monitor and maintain the major systems used by NHS including crematoriums, HVAC, generator, fire and security systems, etc.

    • Obtain and thoroughly evaluate estimates from contractors doing repairs

    • Oversee the work of companies contracted to perform facilities services

    • Prepare an annual budget, schedule expenditures, analyze variances and initiate corrective actions

    • Review contracts on an annual basis to ensure they are meeting the agency needs on a performance and financial basis

    • Ensure weekly food pantry is operational and performed by maintenance staff

    • Create departmental SOP’s and update as needed

    • Coordinate the maintenance of all vehicles and trailers own by NHS

    • Assist with special events as needed

    • Perform other duties assigned by the Chief of Shelter Operations

    Position Qualifications: Education, Experience, Certification, and Knowledge/Skills/Abilities

    Required

    • High school diploma or GED

    • Minimum of 5 years Facilities Maintenance Management

    • Experience with HVAC and other facility units

    • Must have valid driver’s license with acceptable driving record and be able to provide proof of vehicle insurance

      • Ability to work independently and part of a team
    • Ability to exercise independent judgment

    • Be comfortable and skilled working with a culturally diverse staff and community

    • Must be a self-starter

      • Affection for animals, concern for their welfare and willingness to accommodate animals in the workplace
      • Must possess maturity, good judgment and professional manner and personal appearance
      • Must be considerate, respectful and display a helpful demeanor to all employees, volunteers and customers
      • Must be able to work cordially, safely and efficiently in fast-paced, stressful conditions
      • Must exhibit the organization core values of compassion for all animals, respect and dignity for all, strive for excellence and teamwork

    • Ability to drive a pickup with hitched trailer

    BOMA (state what BOMA is) certification preferred

    Work Conditions:

    The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this position.     • Minimum of 40 hours per week. Weekend and holiday hours may be required.
    • Must be able to be reached on phone after hours
    • Must be available to work special events
    • The noise level in the office environment is usually quiet, though barking or whining of animals may be escalated at certain times in certain areas of the building
    • High exposure to animals whose reactions to the shelter environment cannot be predicted
    • Temperatures in the shelter environment are varied, though usually moderate, and dependent on the season
    • Must be able to work in a variety of weather conditions
    • Potential exposure to zoonotic diseases and hazardous chemicals
    • Ability to work around animals without severe allergic reactions
    • As work may need to be done outside of the shelter, the employee may encounter environmental issues outside of our control such as fallen tree limbs, rain storms or snow/ice. When this occurs the employee must report the issues immediately to their direct supervisor who will work to resolution.
