   JOB DESCRIPTION

 

CEA GRADE 10                                                                  Salary Range $20.50 -$26.64

 

POSITION TITLE:              Maintenance Worker III

 

REPORTS TO:                     Foreman II – Building Maintenance

 

SUPERVISES:                      Maintenance Worker I, Maintenance Worker II

 

 

PURPOSE OF POSITION: Responsible for skilled carpentry repair, replacement, maintenance and new construction at municipal buildings and facilities.  Also responsible for performing skilled maintenance and repair tasks associated with swimming pools, playground equipment, public facilities and structures.  An incumbent will be required to perform duties on an on-call basis as needed.

 

ESSENTIAL FUNCTIONS:

Responsible for skilled carpentry repairs and construction including but not limited to framing, finish carpentry, hanging drywall, hanging and finishing doors, door frames, windows and cabinetry; constructing and repairing park benches, picnic tables and play ground equipment; repairing and refinishing furniture, building and repairing access ramps.

 

Recognizes the need for structural repairs and replacement; determines the methods, material and equipment required and, upon approval, performs carpentry repairs.

 

Performs construction, repairs and maintenance in compliance with applicable Federal, State and municipal regulations.

 

Performs skilled maintenance, repair and construction of a variety of public facilities and structures including camping pads, park shelters, playground equipment, signs, and swimming pools.

 

Promotes occupational safety in the handling of materials, tools, equipment and vehicles in the performance of job duties.

 

Acts as a crew leader, plans, assigns, coordinates, trains and supervises the work of subordinate maintenance employees of various skill levels.

 

Reads and interprets blueprints, sketches and construction diagrams.

 

Assists with repair, maintenance and installation in the fields of carpentry and electricity.

 

Performs heavy manual labor including, but not limited to concrete work, snow removal,

 

Performs heavy manual labor including, but not limited to concrete work, snow removal, salting and sanding public accesses, digging post holes and ditches, carving and painting park signs, installing and pulling fences, and loading and unloading related supplies, equipment or parts.

 

Contours any landscaping destroyed during projects or excavations.

 

Prepares and maintains accurate records and reports including, but not limited to emergency repair reports, work orders, labor hours and materials used on a job, and maintenance and repairs performed.

 

Performs mathematical calculations in the performance of job duties.

 

Attends seminars and conferences to maintain knowledge of current trends and developments in construction techniques and materials, as required.

 

Establishes and maintains effective working relationships with the general public, other employees and municipal officials.

 

*Attendance at assigned work location is an essential function.

 

MARGINAL FUNCTIONS:

 

Performs related duties as directed or as the situation dictates.

 

Perform snow removal and salt/sanding on sidewalks, parking lots and around public buildings either by using snow removal equipment or manually.

 

ESSENTIAL KNOWLEDGE, EXPERIENCE AND ABILITY:

 

Knowledge of the methods, materials and techniques utilized in constructing, repairing and maintaining function, structural integrity and esthetic value in municipal buildings and facilities through carpentry skills.

 

Knowledge of and the ability to apply the contents of the Uniform Construction Code, National Accessibility Guidelines and applicable City Codes.

 

Knowledge of and the ability to apply and train occupational safety precautions.

 

Knowledge of and/or ability to learn the methods, techniques and tools utilized in basic repair, maintenance and installation in the fields of plumbing and electricity.

 

Knowledge of the care, maintenance and safe operation of the tools and equipment utilized to perform repairs and maintenance in the carpentry trade.

 

Knowledge of and ability to perform mathematical calculations in the performance of job duties.

 

Ability to detect the need for structural repair or replacement and determine the methods, material and equipment required to correct defects.

 

Ability to communicate effectively, both orally and in writing, in English.

 

Ability to understand and follow both oral and written instructions.

 

Ability to plan and organize a personal work schedule, set priorities and meet deadlines.

 

Ability to train, plan and oversee the work of subordinates.

 

Ability to perform duties efficiently while managing frequent interruptions.

 

Ability to read and interpret blueprints, sketches and construction diagrams.

 

Ability to prepare and maintain accurate records and reports.

 

Ability to establish and maintain effective working relationships with fellow employees, supervisors, and the general public.

 

ESSENTIAL EDUCATION, CERTIFICATION AND/OR LICENSES:

 

Must possess a high school diploma or equivalent GED.

 

Must possess a valid drivers’ license at the time of hire and maintain it during the course of employment.

 

Must acquire and maintain a State of Nebraska Commercial Drivers’ License within 6 months of hire.

 

Must have a minimum of (7) years of experience at a skill level adequate to perform the essential functions of this classification.

 

ESSENTIAL PHYSICAL DEMANDS AND TYPICAL WORKING CONDITIONS:

 

The physical demands and work environment characteristics described her are representative of those that must be met by an employee to successfully perform the essential functions of this job.  Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

 

Work is performed indoors and outdoors and requires a considerable amount of physical activity including walking, standing, kneeling, bending, crouching, reaching, stooping and climbing.  The incumbent must have the ability to maneuver over rough terrain and construction sites on foot.  Duties also require the ability to tolerate an indoor and outdoor work environment which includes contact with dirt, chemicals, dust, noise, poor lighting and inclement weather.

 

An incumbent must have the ability to lift and/or carry seventy five (75) pounds on a regular basis and possess the coordination and manual dexterity necessary to operate vehicles, machinery, hand and power tools and equipment.  Vision abilities include close vision, peripheral vision, depth perception and the ability to adjust focus.

 

Work requires interaction with the general public and may be stressful when dealing with irate individuals.
