Facility Maintenance Coordinator

Accountable for all day to day property maintenance operations that assure well-managed, well maintained buildings, placing emphasis on positive responses to the concerns and needs of the tenants, life safety, and quality programs in coordination and conjunction with the goals and objectives of the company.
Education and/or Experience:
Bachelor’s Degree in Construction Management or related field with two to three years of directly relevant Construction Project Management / Commercial Real Estate Property Management experience with a proven track record managing large projects; preferably in diverse commercial type property settings /or equivalent combination of education and experience. Must have demonstrated ability to apply property management concepts in practical situations.
The ideal candidate would have a minimum of five (5) years’ experience in performing commercial building maintenance and construction, supervising subcontractors with some administrative duties and should understand and be able to perform basic masonry, plumbing, electrical, and carpentry skills with a good understanding of interior and exterior construction and have the ability to read and understand blueprints and knowledgeable in commercial construction methods.
Ability to read, analyze, interpret and accurately obtain necessary information from related source documents/data such as design plans and specifications, and other reference materials. Ability to effectively present information and respond to questions from groups of tenants, contractors, customers, and the general public. Strong communication skills, both oral and written, and demonstrated ability to effectively communicate.
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to present information so that it is understandable and meets the needs of the customer.
Must be able to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables. Must have a strong working knowledge of contracts and agreements.
To perform this job successfully, an individual should have a strong working knowledge of MS Word, PowerPoint, Outlook, and Excel.
Certificates, Licenses, Registrations:
Must have a valid NE drivers’ license, a good driving record and be insurable under the company’s insurance program. Must be able to travel to multiple properties.

Must possess strong oral and written communication skills. Must have a strong acumen for customer service. A proven track record in relationship management and results delivery where excellent interpersonal skills and the ability to lead and motivate others has achieved results.
There will be travel required to facilities. Must be able to work independently with minimal supervision. Ability to perform thorough property inspection of assigned building(s) to determine appropriate maintenance and operational needs. Must be able to attend industry related association meetings. Must be able to work a flexible schedule based on tenant needs and job duties.
While performing the duties of this job, the employee is frequently required to sit, stand and talk or hear. The employee is regularly required to walk and use hands and fingers to handle, or feel. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Must be able to go to property sites on a regular schedule.
While performing the duties of this Job, the employee is frequently exposed to adverse outside weather conditions. The noise level in the work environment is usually moderate to loud. The employee will be on-call for emergency situations. The job requires a considerable amount of discipline to motivate and maintain a constant commitment to meeting goals and achieving results. These are non-smoking campuses and facilities.
Condition of Employment:
Candidate is required to meet the above qualifications, task frequency and PPE requirements. Approval of pre-employment reference & background checks, and post offer drug/alcohol testing with back screens (if required) are required as conditions of employment. This also applies to all transfers, fit-for-duty and return to work programs.
Essential Duties and Responsibilities include the following.

The Facility Maintenance Coordinator (FMC) will have responsibility for maintaining conditions and standards of the property and providing outstanding customer service to tenants. The FMC oversees a preventive maintenance program for all common elements, schedules and conducts repairs as appropriate for the properties themselves including the grounds, responds to service calls. Must be familiar with the location and have working knowledge of all building mechanical, electrical, HVAC, plumbing, life safety, fire protection and security systems to ensure proper operations and be able to act upon any conditions that are out of the ordinary.
