Maintenance Supervisor

A local Omaha property management company known for being one of the best places to work is seeking several maintenance supervisors for multiple properties, pay range is $18-$28/hr depending on experience.
 
Primary Responsibilities:
  • Uphold the Company Vision and Values
  • Consistently follow all company guidelines and policies
  • Complete work orders, as directed by Property Manager.
  • Snow removal on walk-ways during regular business hours is required by the technician.
  • Troubleshoot and repair plumbing and electrical equipment.
  • Repair or replace appliances.
  • Replace building lighting and fixtures, as required.
  • Patch damaged drywall, tape seams, then mud and sand.
  • Deliver notices to residents as directed by Property Manager.
  • With Property Manager, schedule and manage vendors such as flooring, roofing, electrical, etc….
  • Order all materials and/or tools needed for the property.
  • Use and maintain all electronic information such as work orders, supply orders, PO’s, etc… to the company standards.
  • Complete pre and post-inspection follow-up repairs as directed by governmental agencies.
  • Paint interior of units and repair drywall, if required.
  • Remove and replace damaged doors.
  • Install countertops and cabinets, as required.
  • Complete additional work as directed by Property Manager.
  • Cleanup of property grounds, if requested.
  • Complete lighting inspection monthly.
  • Complete scheduled preventative maintenance duties.
  • Participate in on-call rotation for one week (Friday 5pm to the following Friday at 8am) stretches.
  • All other duties as assigned.
Education/Experience Requirements:
  • High school diploma or general education degree (GED); or 2-3 years related experience and/or training; or equivalent combination of education and experience.
  • Posses’ good mechanical skills.
  • Working knowledge of OSHA safety policies, practices and procedures.
  • Valid EPA certification, HVAC license and Pool certification.
  • Valid driver’s license, auto insurance and reliable transportation.
  • Provide and use own hand and power tools.
