Position Summary
Hours: Monday through Friday 10am-7pm or 8am-5pm
Responsible for performing a variety of processing functions such as: desktop underwriting, receipt of loan documentation, ordering of third party items, and preparation of package for loan closing while ensuring a timely, accurate and cost effective support of the Bank’s lending operations.
Position Accountabilities
1. Receives and evaluates loan application from Home Mortgage Consultant (HMC) and reviews documents to ensure all necessary forms have been completed and comply with underwriting, PMI and secondary marketing guidelines. Identifies and advises of non-qualifying applications and counsels on other viable alternatives to provide home ownership.
2. Ensure compliance in all areas of desktop underwriting, PMI and secondary market guidelines.
3. Sets up loan files and enters information for tracking of loan. Submits loans through DU/LP automated underwriting system.
4. Verifies credit report, income and assets, and orders preliminary title report, appraisal, fee/escrow instructions and all verifications necessary to complete the loan file in an accurate and timely manner.
5. Reviews and evaluates all documentation using judgment to ensure loan falls within acceptable guidelines per loan type.
6. Prepares and mails initial or revised disclosures, if applicable.
7. Determines allowable income to be used for loan calculations, including personal and business tax return analysis.
8. Reviews and validates appraisal to agency guidelines and USPAP/FIRREA guidelines.
9. Submits loan to automatic underwriting engine or refers to an Underwriter after documentation is validated.
10. Communicates with customers, HMC’s and authorized employees to satisfy loan conditions as well as provide the status of the loan application.
11. Solves problems and seeks alternative solutions when verification alters loan quality.
12. Proactively monitors the file and process flow and proactively to ensure the timely completion of the file.
13. Escalates issues as they arise to team lead or supervisor.
14. Adheres to all state and federal regulations including, but not limited to HMDA, RESPA, Fair Lending practices etc.
15. Complies with bond agency guidelines and submits to investors for compliance approval.
16. Complies with rules/regulations pertaining to both private insured mortgages, FNMA/FHLMC, FHA, VA and RD type loans.
17. Performs other duties as assigned.
Job Specifications
Req Education or Equivalent Experience
• High school diploma and or combination of education or equivalent experience
Required Experience
• 2 - 3 or more years of loan processing experience
• 2 or more years of customer service experience
Field of Experience
• Thorough knowledge of loan documents, insurance requirements, real estate terminology, underwriting and departmental procedures.
• General government lending experience
• General familiarity with office procedures
Administrative/Technical Skills
• Typing of 40-45 WPM
• Good verbal and written communication skills
• Knowledge of 10-key calculator
• Photocopier and fax machine
• Maintains filing system
• Math and analysis
• PC Proficiencies with Windows based software in Word ,Outlook and Excel
Level Supervised
• No supervisory responsibility
Physical Requirements
• Sedentary Work: lifting a maximum of 10 pounds, frequent standing/walking
